Let the buyer walk the penthouse before it is built.
Sky Mansion is the signature penthouse at Azea Botanica. A home at this level is chosen for its craftsmanship, its sense of space and the way it feels to live in, and Azeagaia Development wanted buyers to experience all three before deciding. The brief was to present the premium finishes and interior design of every space, convey the true scale and flow of a penthouse-sized home, and give the sales team a presentation that matched the standard of the residence.

The problem
What they were up against
Floor plans give dimensions, but not volume, ceiling height, or the way daylight falls through a room.
Still renders fix one angle. A buyer cannot look around, or move from one room into the next.
Brochures and specification sheets list materials, but cannot show how they come together in a finished space.
A furnished sample penthouse is expensive and slow to build, and it exists in one location, in one design.
At this price point, the gap between the drawing and the lived experience is exactly where buyer confidence is won or lost.
What we did
The build, step by step
- 01
Brief and inputs
Architectural drawings, the interior design scheme and the finish specifications, gathered from the client.
- 02
3D modelling
The 2D plans rebuilt as an accurate, to-scale model of the complete penthouse — every room, end to end.
- 03
Interiors and materials
The interior scheme applied in detail: flooring, wall treatments, fixtures, furniture and decor.
- 04
Lighting and atmosphere
Daylight and interior lighting tuned space by space, so each room reads with its own character.
- 05
VR build and optimisation
Built in ARTEvr and optimised for smooth, comfortable viewing on standalone headsets — no PC, no cables.
- 06
Handover and training
The final build, user manuals and a training session, so the client's sales team runs demonstrations on their own.
The buyer experience
Within seconds of putting on the headset, a buyer is standing inside the Sky Mansion.
They walk through the living and dining spaces and sense the ceiling height and the openness. They move into the bedrooms, step into the bathrooms and the kitchen, and see the finishes up close and in context.
Nothing has to be imagined from a drawing. Buyers form their own impression of the home's quality, proportions and comfort, and leave with a clear, lasting memory of the residence.
What was handed over
- The whole penthouse modelled at true 1:1 scale, so proportions feel as they will in person
- Interiors exactly as designed — flooring, wall finishes, fixtures, furniture layouts and lighting
- Free movement, so buyers walk room to room and look wherever they choose
- Guided tour mode along a set path, so every sales presentation covers the same highlights
- A standalone Meta Quest build for the sales lounge, property events and private meetings
- User manuals and a training session for the client sales team
What changed
- Premium materials and design details are seen in context rather than described on paper.
- Buyers understand the size and flow of the penthouse within minutes of putting the headset on.
- Sales conversations move from explaining plans to discussing the buyer's own choices.
- One asset covers the sales lounge, property events and private meetings — no physical sample flat needed.
- The presentation itself reflects the standard of a flagship residence.
