From DWG files to a flat a buyer can walk through.
Imperial Residencia is Gandharva Infratech's high-rise project, taken to market with Invest 101 Homes. Like every off-plan tower, it had to be sold before it existed — and everything the sales team had to sell it with was a set of 2D drawings.

Imperial Residencia
The problem
What they were up against
A buyer standing in the sales lounge cannot read a CAD elevation. Drawings answer the questions an architect asks, not the ones a family asks.
Brochure renders are fixed. A video on a loop answers only the questions the edit happened to anticipate, in the order the editor chose.
Some things simply do not survive a drawing — the landscape layout as a whole, and the curved basement ramp, which is almost impossible to picture from a plan.
Buyers in other cities had no way to see the project at all before committing to a site visit.
What we did
The build, step by step
- 01
CAD to 3D
The 2D CAD and DWG drawings were rebuilt as a full 3D model in 3ds Max — exterior elevations, the landscape layout, and the curved basement ramp the drawings could not convey.
- 02
Real-time build in Unreal Engine 5
The model was taken through Datasmith into UE5 and lit for real-time. That is the decision that makes the rest possible: the project runs interactively rather than as a pre-rendered film, so the view can go wherever the conversation goes.
- 03
ARTEviz for the sales floor
A screen build the sales executive drives live from a tablet: a full 360 degree view of the unit and tower, a site view showing the neighbourhood and infrastructure around it, the amenities and common areas, and a complete walkthrough floor by floor and room by room. No headset, so a whole family can watch one screen together.
- 04
ARTEvr for the headset
A separate build for standalone Meta Quest headsets. ARTEvr is deliberately stylised rather than photoreal — the point is presence and true scale, so a buyer can stand in the room and read the ceiling height and the proportions with their own body.
- 05
Handover, not dependence
Builds, a Meta Quest 3 handover pack, controller and hand-tracking manuals, and a training session. Gandharva's own team runs the sessions at the venue — Plexus does not staff the sales lounge.
- 06
DGCC underneath
Separately from the XR work, Imperial Residencia runs its campaigns and lead pipeline on DGCC, so an enquiry that comes out of an experience session lands with its source already attached rather than in somebody’s inbox.
What was handed over
- Full 3D model of the tower, elevations and landscape, built from the original CAD set
- ARTEviz real-time build for panels, tablets and the web
- ARTEvr standalone build for Meta Quest
- Meta Quest 3 handover pack with controller and hand-tracking manuals
- Training session for the client sales team
- DGCC workspace for campaigns, leads and attribution
What changed
- The sales team answers a question by moving the view, instead of promising to send a render later.
- One 3D model serves both the lounge screen and the headset — there is no second production and no second budget.
- A buyer in another city can be walked through the same build over the web before travelling.
- The curved basement ramp and the landscape layout became explainable in seconds rather than being argued over a plan.
- Gandharva runs headset sessions with their own staff, using the manuals and training supplied at handover.
- Enquiries from the experience arrive in DGCC with their source attached, so spend can be read against outcomes.
